Environmental Site Assessments (ESAs) and Preliminary Site Investigations (PSIs) are often required on commercial property for due diligence, financing, or subdivision and development permit applications. Stage I investigations are non-invasive, and are intended to identify past site uses and conditions that have potentially caused a site to be considered environmentally impaired. Stage II investigation may follow in order to confirm the presence or absence of the suspected contamination.
Factors and conditions studied at the Stage II level of investigation include identification of soil and groundwater contaminants, and surfical & groundwater drainage gradients for the site and surrounds.
Depending on the audience, investigation and reporting must meet strict Canadian Standards Association (CSA), or provincial Ministry of Environment criteria.
